We like to keep our Cancellation Policy simple;
- 31 days or more prior to booking – 100% refund less $200 admin fee
- 15 – 30 days before your arrival – 50% refund less $200 admin fee
- 14 days or less – No refunds
- No refunds for part stays / guests leaving early
- No refunds for horses booked not attending at the last minute
- No refund of merchant fees
- No refunds for adverse weather impacts
Standard Check In time is from 3pm
If you’d like to be travelling your horses to Sea Horse during the earlier, cooler part of the day and so will arrive with your horses earlier than 3pm, please let us know in advance. An early ‘horse drop off’ (from 12.30pm) can be arranged for you at no charge. Then once your horses are settled in, you can head off and explore the area or enjoy some lunch before our standard 3pm check in time.
Check Out time is by 10am. As we often have other guests coming in the same afternoon, our friendly changeover team will be at the house by 10.10am to begin. Even if you’ve ‘not quite’ left, please ensure that they have easy access to the house – inside & out – to get started on the changeover. This includes vehicle access to the back of the house for unloading their equipment.
At times.
Late check outs are sometimes possible, but only by early prior arrangement and if bookings and maintenance scheduling allows.
Late check outs are more likely to be possible during the quiet off season periods, but we cannot guarantee their availability.
No late checkouts are available during our very busy peak periods of school holidays, public holidays and summer/high seasons as we usually have guests coming straight in the afternoon after you leave.
Out of these peak periods, if you would like to stay until the early evening of your final day, this may be possible (scheduling permitting) for an extra charge. Please speak with us about this.

You and your family/friends (and pups) have private and exclusive use of the whole beautiful house, tropical pool and fully fenced yard when you book either of our beautiful holiday homes for your next pet friendly holiday. It’s your very own mini resort to enjoy and during these stressful Covid 19 times, a wonderful location to enjoy easy social distancing.
Local phone reception for Telstra and Optus is excellent in this area.
Reception for the smaller phone carriers eg Virgin, Vodaphone etc will generally be patchy and difficult.
Free wifi is provided at both our houses.
During the very high demand periods of peak holiday times (particularly if it’s a rainy day when everyone is inside), speeds can be slow and patchy. It’s frustrating at times, but it’s just how it is.
Yes They Are.
You’re on holidays. You don’t want to be fussing around with linen and making beds when you’re on holidays. So we do it all for you.
You’ll have;
Crisp, fresh linens and thick, fluffy bath towels waiting here for you on your arrival
All the beds (sofa bed excluded) made up and ready for you.
Plenty of doonas, blankets, quilts and pillows supplied for all beds.
Electric blankets in winter.
Fresh, clean tea towels.

Both Sea Horse Diamond Beach and Seafarers Diamond Beach are fully self contained, well equipped, relaxed luxury beach holiday homes.
You’ll find;
- A fully equipped kitchen with pots, pans, quality crockery and cutlery, glassware and wine glasses, platters and serving ware and much more.
- A comprehensive range of small appliances such as blender, toaster, juicer, frypan, carving knife and more.
- Tea and Coffee station – Coffee bags, Nescafe instant coffee sachets, large and small coffee plungers (byo favourite ground coffee), coffee bean grinder and milk frother. Plus a variety of tea bags and individual sugar sachets.
- Starter quantities of paper products (paper towels, toilet paper, serviettes, tissues etc).
- General household items such as dishwashing liquid, dishwasher tablets, garbage bags, glad wrap, spray cleaner, insect spray etc
- Gas BBQ – all ready to cook on, overlooking the pool.
- At Sea Horse – During winter months, the fireplace is laid, ready for you to light (if you’re arriving at night, we’ll probably have it lit for you), with a stack of cut and split firewood, basketful of kindling and firelighters ready for your use.
- Both Sea Horse and Seafarers have an instant gas heater, for quick warmth.
- Luscious, quality linens and thick bath towels are provided for all guests, with the beds all made up ready for you on arrival.

Both our Diamond Beach holiday homes are family friendly holiday locations. A range of equipment is available for childrens use – and its Free of Charge.

Diamond Beach is a short easy walk or ride away.
The golden sands of our wonderful dog and horse friendly beach – Diamond Beach – are just a few minutes away. A pleasant 14.5 minute walk or 12 minute ride from Sea Horse Diamond Beach and just 400m or 5 minute stroll from Seafarers.
Both Diamond Beach and Black Head Beach are patrolled during peak summer school holidays.
Diamond Beach is patrolled 7 days a week by a Council Beach Lifeguard.
Black Head Beach is patrolled mid week by Council Lifeguards and on weekends by volunteer Surf Club patrol members.
Stay safe when swimming at the beach and swim between the flags. These flags show you where the safest place to swim at the beach is each day.
Lifeguards know their stuff. Take note of and follow any directions from the lifeguard on patrol.
Back Beach is an unpatrolled beach.
General household cleaning items and equipment is provided for your use during your stay.
We ask that you leave the house and property in a neat, clean and tidy condition when you head home.
This includes;
- Put all rubbish bags (from the kitchen and all bathrooms) and the recycling out in the wheelie bins.
- Leave the dishwasher clean and empty.
- Return all appliances to their cupboards.
- BBQ scraped and wiped clean (its much harder to clean when its cold).
- Feel free to leave any left over food stuffs etc in the fridge or cupboard – our chickens or worm farm will love your donation to them 😊
- For dogs – Leave the water bowls emptied and dog bowls clean. Pick up any dog poo from the House Yard.
- For horses staying at Sea Horse – Throw any left over feed, hay and manure around your choice of garden bed and empty the stable water bins. Leave the stable doors and all gates closed and latched.
All shopping amenities are close to both houses, so there’s no need for you to lug heavy bags of groceries with you, use up precious luggage space in the car with groceries, or need to drive into Forster or Tuncurry before you arrive here.
The Hallidays Point Village Shopping Centre is just 4 minutes (3.2 klms) south of Sea Horse and Seafarers and offers:

Local supermarket Foodworks has an online ordering facility and home delivery. And for a $10 service fee the friendly Foodworks staff will get your holiday groceries picked, packed and delivered to your door here.
Both Woolworths Tuncurry and Coles Forster also provide this facility.

A 1.9% Merchant Fee is charged on all credit card payments.
Accidents happen, despite our best efforts. So rather than guests needing to pay an additional $1,000 security bond up front on top of their accommodation fee, our Guests Accidental Damage Protection Fee (ADPF) is a one off, non refundable $165 (+gst) fee charged with each booking.
This fee covers guests for accidental damage to the property and/or any personal items of the owner up to $1,000 aggregate per stay. It is for accidental damage or breakages only and does not waive the guests liability for costs resulting from negligent or wilful behaviour. It covers damage that could not reasonably have been foreseen and which is reported to the property manager before the holiday is completed.
If any damages over $1000 are found to have occurred, the booking guest will be notified within 24 hours, the issue clearly photographically documented and an invoice for rectification works provided (to be paid within 7 days). Full details provided within our Terms & Conditions.
Dogs
Wonderful dog friendly accommodation is what we’re all about and we welcome your well behaved dog – inside and out, 365 days a year;
- Sea Horse Diamond Beach welcomes a maximum of 3 dogs (large or small) at any one time.
- Seafarers Diamond Beach welcomes a maximum of 2 dogs (large or small) at any one time.

Both Sea Horse and Sea Farers have well fenced, gated and secure house yards.
Sea Horse Diamond Beach has a wonderful, huge house yard – 1 acre – of well fenced, expansive lawn and garden areas, where your dog (big or small) is free to relax, explore and enjoy their holiday too – sniffing and snuffling, exploring, running and playing or just snoozing in the sun.
No need for your constant supervision or needing to be tied up or on the lead constantly or fear them getting away and lost.
The yard is secure (Houdini dogs excepted) with gates front and back.
The large fenced yard and huge expanse of lawn is also ideal for playing children, backyard games and epic family cricket or soccer games.
The pool area within this yard, is of course, very well fenced with a lockable gate to keep little ones out and safe.
Seafarers Diamond Beach has a small residential size yard. Well fenced and gated, with lawn and gardens, your dog (large or small) has room to wander, sniff and happily sun themselves outside, without the need for your constant supervision, having to tie them up or worry about them wandering away and getting lost.

Absolutely! We LOVE dogs. And both Sea Horse and Seafarers are genuinely big and small dog friendly – inside and outside.
We love dogs (we’ve got 2 big dogs of our own – Lily and Juno) and welcome you to bring your friendly, well behaved dog (big or small) here on holidays with you too. The house is truly dog friendly and your dog is welcome inside and outside the house with you, plus there are well fenced and gated house yards with lovely lawns and garden areas for your dog to enjoy, whilst they stay securely and safely on the property, so you’ll not have to tie them up or worry they’ll wander off when they’re outside.
To add to the dog friendly atmosphere at both Sea Horse and Seafarers, we also provide dog bowls and towels, dog blankets and soft snuggly dog beds if you happen to forget your dogs own special ones.
And there’s also a big dog bean bag your fur child will be able to get comfortable in too. The ideal spot for an after beach romp puppy snooze.

Dogs are welcome on all local beaches – Diamond Beach, Black Head Beach and Back Beach.
Your dog will have a great time on their beach walks with you and love digging, running and exploring on the beach and going out ‘adventuring’ with you. They’ll love the rockpools and ocean swimming and other fun dog friendly beach adventures. Maybe they’ll even develop a ‘taste’ for natural seaweed ‘chewies’ too – our dogs love finding just that special piece of seaweed to chew on.
Friendly local residents can be met walking their dogs on the beach from very early in the morning. Feel free to say g’day – we’re a very dog friendly community here.
Doggie bag dispensers and receptacles are provided at many beach entrances – please make use of them and always ensure you clean up after your dog wherever you take them.
Please Note: Don’t allow your dog to run up to or bark at other dogs (particularly if they’re on lead) when walking your dog on the beach off lead. Most dogs are friendly (or at least tolerant) but in doggy language a strange dog running up to them is quite threatening and could cause an unnecessary hassle. At the very least an unrestrained dog continually barking at another dog being walked on the beach is an annoying nuisance for everyone.
Sea Horse Diamond Beach provides a unique Doggie Day Pen – a large, undercover and secure day yard/pen for dogs.
You can leave your dog in here anytime you have to leave them at home alone, knowing they are safe, secure and comfortable. They’ll be able to catch up on some sleep after a morning romp with you on the beach or an afternoon adventure down in the paddock.
Complete with a large, comfy dog kennel, trampoline beds & thick mats to lie on, the Doggy Day Pen is ready for your dog to use.
Situated under the verandah and next to the garages at Sea Horse, it’s protected from the hot sun by cool shady trees and a thick, sweetly perfumed, jasmine vine – which also minimises any rain and wind coming into the pen. Your dog will have a pleasant view of the front yard, driveway area and down into the paddock whilst in the pen.
Giving your dog a ‘chewie’ or a bone (doggy delicious fresh bones are available from the local Butcher) when they are in the Doggie Day Pen helps to keep them occupied & prevent barking while you are gone. We recommend you bring a pack of your dogs favourite long lasting chewies with you for this purpose.
Please check the water bowl is full prior to leaving your dog in the Doggy Day Pen and remove any dog poo from the pen after use.
Tick Prevention Measures Are Important.
The NSW eastern seaboard is a recognized tick zone. Please ensure your dog is treated with your choice of tick prevention measures prior to arriving and if necessary, during your stay here. Remember ticks are NOT dog friendly! And it’s not worth the risk to your dog’s health or spoiling your holiday, not to use tick preventatives.

The pool is for people only!
Do not allow your dog in the pool at any time – swimming in the clean ocean or rockpools is much better for them!
Your dog can also enjoy swimming in the rainforest creek at the bottom of the paddock.
Dog hair clogs pool filters! We clean our pool filters after every booking and finding dog hair in the pool filter after your stay will impact your security bond.

The rainforest creek area at Sea Horse Diamond Beach is a great area for your dog to adventure around in and a fun place for your dog to swim and wade. Your dog will find all sorts of fascinating smells that will tantalizingly tingle their nose.
Dogs love to gallop and leap around in the longer paddock grass too and it’s great fun to watch their antics.
Yes – Your dog will appreciate it and be more settled
In an unfamiliar environment (such as being away on holidays) your dog will find the sight and smell of their own bedding and bowls etc to be comforting and settling, making it much more dog friendly for them.
We do provide dog bowls, blankets & towels for your dogs use if you happen to forget to bring your own. Plus your dog (or the kids) can enjoy the ever popular and super comfortable bean bags we have available.
Please do not use our human utensils, crockery, blankets or white towels for/on your dog. These items are definitely NOT dog friendly!
Yes.
The whole Hallidays Point region (incorporating Diamond Beach, Redhead and Black Head) is very dog friendly. You’ll find these cafe’s are all dog friendly:
- The Point Cafe at Hallidays Point Shopping Centre – good coffee and lunches plus puppacinos for your ‘cafe society’ pup.
- The Shop at Diamond Beach – head down to the beach for an impromptu beach picnic with your takeaway.
- Pasta and Pizza at Diamond Beach.
- Waves Cafe opposite Black Head Beach.
- Hallidays Point Tavern – has an outdoor dog friendly eating area. Bookings recommended for this area.
- Plus you can enjoy fish and chips or ice creams under the Blackhead Beach pine trees overlooking the beach with your little mate; at the Diamond Beach lookout or on the beach itself. They are all great places for a picnic or just to watch the surf/ers with your dog by your side.
Wallabies occasionally quietly pass through the Sea Horse paddock or can be spotted grazing the grass around the rainforest creek area (by keeping the area ‘wild’ we do our best to encourage this). Please be aware of this and restrain your dog from barking at or chasing them if they are spotted. The smell of a wallaby is very exciting to dogs. This also applies to any other visiting wildlife eg echidnas, possums, water dragons etc.
Apart from the huge variety of native birds that also call Sea Horse home eg Lorikeets, King Parrots, Native Doves, Rosellas, Pink Galahs (etc) and who often come in to feed from the bird feeder hanging outside the dining room glass doors, we also have a resident family of friendly Magpies. Just be aware they can become a bit ‘anxious’ when they have babies in the nest or who have recently fledged, so please keep an eye out that your dog doesn’t chase them or accidently corner one on the ground.
At different times there may be cattle, horses or sheep in neighbouring paddocks which you and your children are welcome to feed carrots or apples to – but only from our ‘safe’ side of the fence.

Worming and Vaccinations – We do our best to maintain high standards at our pet friendly homes, to this end, we would greatly appreciate you worming your dogs approx 1 week before visiting Sea Horse or Seafarers and that their vaccinations are up to date.
Pick-Up Bags – We have spare pick-up bags if you run short – you’ll find them in the Doggie Day Pen. Please clean up any dog poo and leave the Doggie Day Pen and house yard clean when you leave. Used bags can be put in the general (red lid) garbage bin.

Horses
Horse Friendly Holidays
Horse Friendly for up to 6 horses.
Sea Horse is truly and uniquely horse friendly. Where else can you take your horse on holidays, let alone enjoy a beach holiday with your horse and you can bring up to 6 horses to stay at Sea Horse with you at any one time.
This allows for each of the horses to have plenty of paddock room to move, graze and relax and generally enjoy their holiday too

A $60 (+gst) Horse Fee applies for each horse staying at Sea Horse.
This fee is per horse, per stay (not per night).
The Beach is Just A Quick and Easy Ride Away!
Beautiful Diamond Beach is an easy 12 minute ride away from Sea Horse, along wide grassy road verges and down through a quiet little village.
Turn left at the top of the Sea Horse driveway, ride down to the roundabout, turn right and then its straight ahead until your horses hooves are in the sand.
Once you’re settled here at Sea Horse, there’s no need to hook your float up and load your horses again to get to the beach or forest trails – they’re all in super easy riding distance.
You might even want to stop for or pick up a “ride-through” cappuccino on the way back from riding on the beach!
Ahhh ……..You’re going to LOVE it!
It’s a dream Bucket List Experience! And one you’re going to want to experience again and again.
Salty sea breeze in your hair, sun warm on your face, sparkling waves rolling in – maybe you’ll even spot some of our resident dolphin pod or migrating humpback whales breaching and spouting out to sea as you canter along! Beach riding on your own horse along Diamond Beach is a truly every horse owner’s dream come true.
Horses are welcome on Diamond Beach at any time… 6 kilometres of glorious golden sands, where you can ride all the way up the beach to Saltwater Lagoon.
You’ll probably have most of the beach to yourself – just you and your horse most days. Particularly out of peak holiday times.
Turn right once your horses hooves hit the sand for a short easy ride down and around the little head land to the rocks and back. Turn left for a long ride along the beach and up to Saltwater Lagoon.
No fear of motor vehicles disturbing your beach ride – vehicles are not permitted on Diamond Beach and after approx 500m there is no access to the beach except by walking along the beach, so it’s mostly just you and your horse.
It’s important that every rider reads and follows the Beach Riding Etiquette Guidelines sheet we’ll give you on arrival (or find it in our Welcome Folder) so you can help keep our beautiful Diamond Beach a ‘horse friendly beach’ and welcoming for many years to come.
Sometimes horses that haven’t been on the beach or seen the ocean before, may require a little confidence building/encouragement from you to start with, but they usually settle quite quickly. Take them quietly to start, introduce them slowly and be generally aware that sometimes the waves are noisier than other times and that that water coming towards them could seem like something to be wary of to start with 🙂 Oh, and I always think that low tide is the nicest time to ride on the beach.
Most people enjoy seeing horses on the beach, so give them a smile and wave as you go past. Sometimes it will be a highlight of their holiday in the area (particularly those horse mad little girls). And please remember, pedestrians on the beach always have Right of Way.
You can ride on the beach as many times as you like during your stay here at Sea Horse. Morning, Noon and Night. Be there on the beach early and welcome a spectacular sunrise to start the day or how about a beach ride with friends on a bright full moon night?

There are 3 wonderful horse friendly beaches in the Hallidays Point area.
- Diamond Beach – Our favourite, no floating required.
- Back Beach – requires floating to.
- Nine Mile Beach – requires floating to.
Three Large, Airy Stables.
3 large, concrete floored, airy stables are available for your horses use – Free Of Charge. Located close behind the house (20 steps in fact!) – Fancy a midnight pyjama run down to visit your horse in the stables? Yep – Just because you can
The stables each have solid concrete feed bins, plastic water bins plus bright lights, and water, with each stable opening directly into the lush, 2 acre grassy paddock.
With such a lush, lovely paddock available for your horses during your stay, we find that most of our guests prefer to leave their horses out in the paddock to enjoy the lush grazing as much as possible, using the stables (without bedding) as individual feed up bays only.
If you would like to stable your horse overnight during your beach holiday with your horse, that’s no problem. Just BYO bedding. Or let us know in advance so we can have some bedding, ready in the stable for your horses use when you arrive at Sea Horse (additional fee applies).
A private, lush, well fenced, 2 acre paddock awaits your horse.
The paddock is located close behind the house and in view of all the main living areas of the house and pool. You can float in the pool or sunbake on the pool deck and watch your horse happily grazing or playing in the paddock! How cool is that! Sundowners drinks on the verandah, whilst you watch your horses grazing anyone?
Your horse(s) have exclusive use of our lush 2 acre, pasture improved paddock during their stay.
Paddock fencing is predominantly 5 strand wire and timber post horse fencing.
A large ‘bath tub’ water bin provides drinking water for the horses in the paddock.
(Note – Please leave the curved branch in bath tub – its there so native birds can get down to splash and drink from the water trough as well. And get out safely).
Yes You Can.
You’re welcome to bring your own electric fence yards (push ins and tape) to use for horses not stabled, or if you feel you need/would like to separate any of your groups horses during your stay at Sea Horse. Please ensure your horses are experienced with them before arrival.
No – Both Feed and Water Bins Are Supplied For You.
Each stable is equipped with solid concrete ‘wash tub’ type feed bins and generous sized water bins for your horses use during their stay at Sea Horse.
Large plastic tub type feed bins are provided for any horses fed in the paddock and a large ‘bathtub’ water bin is located in the paddock for additional water.
Yes – but by prior arrangement only.
If you’re wanting to get on the road early and travel your horses in the cooler part of the day and so may arrive early, please let us know.
You’re welcome to arrive early (from 12.30pm), unload your horses and get them settled into the paddock and your float parked. Once your horses are settled, you can then head off for a coffee or lunch, or maybe even a first wonderful ride on the beach before our standard Check In time of 3pm.
Horse Float Parking Is Easy And Drive Through.
3 individual horse floats can be parked in the paddock parking area close to the house.
When you arrive, you’ll come through the gate into the driveway and I’ll be there to meet and guide you. We’ll unload the horses in the driveway area and get them settled in the paddock or stables. I’ll then guide you where to park your float in the paddock parking area. It’s all easy and straightforward – no backing of floats required.

The NSW Eastern seaboard, north of Sydney, is a recognized tick zone.
Ticks are not an issue for horses – more a nuisance, but your horse may show up in small lumps. These little lumps subside after a couple of days, but can be unnerving for those horse owners not used to them.
Please investigate tick prevention/control measures prior to arriving if you desire – usually a tick rinse or insecticide wash type product (such as Permoxin etc) is quite suitable.
Sea Horse is located below the official Hendra ‘zone’.
Fruit bats are a native Australian mammal and readily found throughout Australia.
If your horse is not vaccinated, please educate yourself on and implement sound feed/water practices in line with the recommended Hendra guidelines whilst you are here.
We would greatly appreciate you worming your horses approx 1 week before visiting Sea Horse and that their vaccinations are up to date.
Wallabies occasionally quietly pass through the bottom of the paddock or can be spotted grazing the grass around the rainforest creek area (by keeping the area ‘wild’ we do our best to encourage this). Horses are generally not disturbed by their presence.
Apart from the huge variety of birds that also call Sea Horse home eg Lorikeets, King Parrots, Native Doves, Rosellas, Pink Galahs (etc) and who often come in to feed from the bird feeder hanging outside the dining room glass doors, we also have a resident family of friendly Magpies. Just be aware they can become a bit ‘anxious’ when they have babies in the nest or having recently fledged, so please keep an eye out for them. They do not interact with the horses.
At different times there may be cattle or other horses in neighbouring paddocks.

Additional floor standing fans are provided for the rare days they are required. Security fly screens have also been installed on the front windows so they are able to be left open as you desire.

Of the three bathrooms at Seafarers Diamond Beach, it’s the large main bathroom that is wheelchair accessible.
This accessible bathroom features an open wide, hob free, roll in shower, with an adjustable shower hose and large lever taps. There is also a ‘roll under’ hand basin with a large, appropriate height mirror. It has both fixed grab rails and suction grab rails adjustable for individual guests requirements.

As a specialist disability accommodation provider, we understand that disability accommodation needs to suit each individuals requirements as much as possible. So, if you do need to adjust the furniture placement in an individual room during your stay, that’s fine, but please protect the floor and lift the furniture up, don’t drag it across the floor.

As a specialist disability accommodation provider, we wanted to make things as easy as possible for you, so we deliberately chose a fridge with the freezer at the top. This way the majority of the fridge (and its contents) is accessible for our wheelchair user guests.
Local supermarket, Foodworks Hallidays Point, is only 5 minutes drive away and offers online shopping – click and collect or click and delivery. Foodworks Hallidays Point provides a comprehensive range of products, including a bottle shop. So there’s no need to pack groceries for your stay or drive into Forster/Tuncurry when/before you arrive, if you don’t want to.
Alternatively, online shopping with delivery, can be arranged from Woolworths, Tuncurry or Coles, Forster.

It accommodates up to 6 people, with room for a wheelchair at the table. So there’s plenty of room for everyone to sit around, enjoying a good meal together.
The adjoining living room can also accommodate a wheelchair beside the leather lounge. Plus, a standard and an electric ‘easy lift’ leather, recliner chair are also provided – for anyone who may find it a bit tricky getting up out of that comfy chair.
Disability holiday accommodation definitely needs to have easy care flooring. Consequently, easy roll, easy care, vinyl plank flooring has been installed throughout Seafarers.

It has a separate entrance, ensuite bathroom and large bedroom/sitting area.
